The 6–10% ROI is achievable — but Airbnb in Panama is not plug-and-play. There are restrictions that most buyers only discover after closing. These are the four things you must verify before buying any property with vacation rental in mind.
Not all buildings allow short-term rentals
Condominium buildings in Panama operate under a Reglamento de Propiedad Horizontal (condo bylaws). Many explicitly prohibit rentals under 30 days. Always request this document before making any offer — some buildings that were Airbnb-friendly have changed their rules as new owners joined.
You need a tourism license before listing
Operating a short-term rental legally requires a Licencia Turística from the Autoridad de Turismo de Panamá (ATP). The process involves fire safety and health inspections and takes 4–8 weeks. Listings without a license can be reported and fined. Budget $300–$600 for the full process.
Zone selection determines everything
Casco Antiguo, Marbella, and select towers in Punta Pacífica and El Cangrejo have strong Airbnb track records. Costa del Este and Santa María skew residential and have more restrictions. The zone — and the specific building — matters as much as the price per m².
