Real Estate

Property and investment in one of Latin America's most attractive markets.

Why invest here

Panama as an Investment Destination

Panama is one of Latin America's most attractive real estate markets. Foreigners have exactly the same property rights as Panamanian citizens — no residency required to buy. A dollarized economy eliminates currency risk entirely.

The market has shown sustained growth over two decades. From modern apartments in Panama City to beachfront homes or Boquete coffee farms, there are options for every investor profile — whether you're buying to live, to rent, or to hold.

Strategy

Short-Term vs Long-Term: Know Your Strategy Before You Buy

Both approaches work in Panama — but they serve different investor profiles, require different buildings, and produce very different experiences.

Short-Term Rental

Airbnb · Vrbo · Booking.com

6 – 10% / year

Advantages

Higher potential returns in tourist zones
You can use the property when it's not rented
Strong year-round demand in Panama City
Income adjusts to market rates

Consider

Tourism license required from ATP before listing
Many buildings prohibit it — always check bylaws first
Requires active management or a property manager
Income is seasonal and less predictable

Long-Term Rental

12-month lease

4 – 6% / year

Advantages

Stable, predictable monthly income
Minimal management — no check-ins or turnovers
Permitted in virtually all residential buildings
Easier to run remotely from abroad

Consider

Lower returns than short-term
Less flexibility to use the property yourself
Panama tenant laws favor tenants — eviction takes time
Vacancy gaps between leases

Airbnb in Panama: What the Listings Won't Tell You

The 6–10% ROI is achievable — but Airbnb in Panama is not plug-and-play. There are restrictions that most buyers only discover after closing. These are the four things you must verify before buying any property with vacation rental in mind.

Not all buildings allow short-term rentals

Condominium buildings in Panama operate under a Reglamento de Propiedad Horizontal (condo bylaws). Many explicitly prohibit rentals under 30 days. Always request this document before making any offer — some buildings that were Airbnb-friendly have changed their rules as new owners joined.

📋

You need a tourism license before listing

Operating a short-term rental legally requires a Licencia Turística from the Autoridad de Turismo de Panamá (ATP). The process involves fire safety and health inspections and takes 4–8 weeks. Listings without a license can be reported and fined. Budget $300–$600 for the full process.

📍

Zone selection determines everything

Casco Antiguo, Marbella, and select towers in Punta Pacífica and El Cangrejo have strong Airbnb track records. Costa del Este and Santa María skew residential and have more restrictions. The zone — and the specific building — matters as much as the price per m².

🏠

Remote ownership requires property management

Airbnb income requires daily active management: guest messaging, check-ins, cleaning coordination, maintenance. Most remote owners work with a local property manager. Expect to pay 20–25% of gross rental revenue — a cost that significantly affects your net ROI calculations.

The Airbnb in Panama guide covers the full ATP tourism license process, a zone-by-zone ROI breakdown, real operating costs, and what separates profitable listings from average ones.
